About Timeshare Fee Calculator
Free tools and sourced research on what timeshare ownership really costs. This page sets out where our figures come from, how the site is funded, and what we refuse to publish.
What this site is
Timeshare Fee Calculator publishes free tools and sourced research on what timeshare ownership actually costs over time. The maintenance fee calculator is the reason the site exists: maintenance fees compound quietly, most owners have never seen the total written down, and a tool that shows it in ten seconds is more useful than any article about it.
Alongside the tools we publish cost research by brand, an explanation of what happens if you stop paying, and reviews of timeshare exit companies.
How we source figures
Almost every number published about timeshare costs online comes from a party with a financial interest in it. Exit companies need fees to look catastrophic; developers and resale sites need them to look manageable. We label every figure by where it came from:
- Official — the brand's own published document, an HOA budget, a statute, a federal regulator, or the Ernst & Young survey conducted for ARDA.
- Broker-reported — resale brokers who publish annual fee tables.
- Owner-reported — owners posting their own bills, mainly on the Timeshare Users Group forum.
Where we do arithmetic on someone else's number, we say so and show the working. Where we could not verify something, we say that too rather than filling the gap. Three examples of things we have deliberately not published: the 30/60/90-day foreclosure timeline that circulates widely and has no authoritative source; a 2027 fee forecast, because none exists yet; and brand fee pages for Bluegreen, Westgate and Diamond, because we could not find current figures we would stand behind.
How the site makes money
Some links to timeshare exit companies are affiliate links, and we may receive compensation if you request a consultation through one. That is how the site is funded, and it is disclosed on every page that carries such a link as well as in our advertising disclosure.
Two things that follow from it, which we hold to:
- The calculator asks nothing of you. No sign-up, no email capture, no gate. You can use it and leave.
- The ranking is editorial. Our ranking criteria and their weights are published, and the ordering follows them. We do not sell position, and no company can pay to change where it appears.
We would rather you check the methodology than trust the ranking.
What we are not
We are not lawyers, financial advisers, or a timeshare exit company. Nothing on this site is legal or financial advice, and the calculators produce estimates from the figures you enter, not predictions. Decisions involving tens of thousands of dollars deserve professional advice specific to your contract and your state.
Who is responsible for this site
Timeshare Fee Calculator is an independently operated publisher. It is not a timeshare developer, a law firm, an exit company, or a financial advisory firm, and it is not owned by or affiliated with any of the companies it reviews.
Editorial responsibility for everything published here sits with the site's editorial team, reachable at contact@timesharefeecalculator.com. If you need to raise something about a specific page — a factual challenge, a correction, a source we have missed — that address reaches a person who can act on it.
We do not publish an invented expert. A number of sites in this niche attribute their research to a named professional whose credentials cannot be verified, or to no author at all. We would rather tell you plainly what we are: a small independent publisher that reads primary documents and shows its working. Everything on this site is checkable against the sources we cite, which is the only credential that matters for the kind of research we publish.
Editorial standards
Five rules govern what appears here.
- Primary sources, or nothing. Figures come from the document itself — the ARDA/Ernst & Young report, a state statute, a federal regulator, a court docket, a company's own published page — not from another site quoting it. Where we have read the primary document, we link it.
- Every figure is labelled by origin. Official, broker-reported or owner-reported. You should always be able to tell how much weight a number deserves.
- Arithmetic is shown. Where we compound, project or combine someone else's figures, we say so and set out the calculation, so you can disagree with the method rather than just the answer.
- Gaps stay open. If we cannot verify something, we say so and leave it out. We have declined to publish a widely circulated foreclosure timeline that has no authoritative source, a 2027 fee forecast that does not yet exist, and brand fee pages for three companies whose current figures we could not confirm.
- Rankings follow the published criteria. Our ranking method and its weightings are public. No company can pay to change its position, and compensation plays no part in the ordering.
Corrections
If a figure on this site is wrong, we want to know and we will fix it. Email contact@timesharefeecalculator.com with the page and the source, and we will correct it or explain why we think the original stands. Pages carry a last-updated date so you can see how current the research is.
Accessibility and privacy
The site is built to WCAG 2.2 AA: full keyboard control, a table view of every chart, and a light and dark theme. See our accessibility statement and privacy policy. The calculator runs entirely in your browser — the numbers you type are never sent to us.
